Current Market Analysis
This product is given in the form of a report that is a macro study of a particular area (e.g. A particular county). The report includes:
(a) An analysis of retail re-sales in an area, including any retail product that our client might be interested in developing (e.g. ¼ acre lots, 1 acre lots and 5 acre lots).
(b) An analysis of current developments in an area that have started construction. This would include a table that shows what estates are being developed in the study area, by which developer, the address of the development, the total acreage of the development, how many lots in total are being developed, how many lots have been sold, the predicted dates of any future releases, the current price of lots, the predicted pricing of future stages, comments on the development (e.g. If it has any special amenities such as golf course, lake access etc.) and contact details for further information on the estate.
(c) An analysis of current development applications that have been submitted to the relevant authority but not yet approved. This would include a table that shows what the address of the property is that has an application submitted, who has submitted the application, what the intended land use and yield is if available (e.g. Residential low density, 150 lots), any available information on when and if the application is expected to be approved, as well as ownership details for the subject property.
(d) Listed development sites in an area. This is a list of the properties that fit the client’s modeling requirements and the contact details for the listing broker (e.g. Address, 200 acres, John Smith Realty Phone 12345, and any other available information). This does not include an assessment of the sites, which would need to be undertaken to establish if there was any development opportunity.
(e) Feedback from the local authorities in relation to future development in the study area.
(f) Recommendations from Carolina Land Realty, including any opportunity that has been identified on a macro level.
(g) Maps including a reference to all estates and properties referred to in items 1. (a) – (d).
